Housing Opportunity Units – Lottery Procedures

Beecher Walk is a 60-unit new community for those who are 55 years of age and over. The construction may take as much as 60 months or more to complete. There are a total of six 60% units and six 80% units. Buildings will be constructed over time based on the pace of sales.

Currently there is ONE (1) 60% unit under construction (69 Lakeside Dr Unit 3 Beecher Walk) for delivery in or about May 2020.

Due to the overwhelming response to the Housing Opportunity Units, per the Affordability Plan for the community, a lottery will be held to determine which applicants will be able to purchase the two units that are currently available. Please be advised that this is a home ownership purchase and applicants must be mortgage eligible unless purchasing with cash. 20% DOWN IS REQUIRED FOR ALL PURCHASES. No Exceptions.



Step 1: Applications can be requested via email to for a PDF version. Please contact listing agent Doug Blackwood at (203) 996-6176 to arrange another method to receive an application if you are unable to receive via email.

Step 2: All applications must be returned to: Calcagni Real Estate 924 N. Main St. Ext. Wallingford CT 06492 on or before 12PM Fri. Mar. 13, 2020 in a SEALED ENVELOPE marked Beecher Walk. Please do not put any other indicator on the outside of the envelop to keep the lottery anonymous. Office hours are Monday thru Friday 9am-5pm, Saturday 9am-4pm and Sunday 10am-3pm. Envelopes can be deposited in a specially marked box in the office foyer. If purchasing with cash, proof of funds must be included in the envelope. If purchasing with a mortgage, a pre-qualification or pre-approval letter must be included. All applications must be complete and accompanied by a $500 check per the application instructions.  Only complete applications will be considered!

Step 3: All applications will be assigned a number randomly. These numbers will be used to anonymously pull the lottery winners. The lottery will take place on Fri, Mar. 13, 2020 at 12PM at the Calcagni Wallingford Office. Due to space constraints applicants will not be present for the drawing. The drawing will be supervised by Calcagni Management and the Beecher Walk Sales Team. The chosen application will be forwarded to the third-party administrator for review at that time.

Step 4: After the lottery, the selected applications will be reviewed by the third-party administrator to determine final eligibility. The $500 check will be cashed at this time. More than two numbers will be pulled in the event that the first two do not qualify. Checks will only be cashed for those applications that are reviewed.

Step 5: Once an applicant is approved to purchase a unit, they must sign the builder’s purchase and sales agreement and addendum WITHIN 5 BUSINESS DAYS of written notification of approval. If this deadline is not met, then the approval will be withdrawn, and the next qualified applicant will be notified of their eligibility to purchase. All applicant’s that are not chosen will have their applications and checks returned by mail.
